Job Brief | The Project Head will oversee the end-to-end execution of real estate projects, ensuring timely delivery, quality standards, and budget compliance. The role involves coordinating with cross-functional teams, stakeholders, and regulatory authorities to manage planning, design, construction, and delivery phases. The Project Head will play a critical role in ensuring customer satisfaction and aligning project outcomes with organizational objectives. |
Key Responsibilities:
- Project Planning and Development
- Develop project plans, timelines, and budgets for real estate developments, including residential, commercial, and mixed-use properties.
- Define project scope, goals, and deliverables in alignment with market demands and business objectives.
- Conduct feasibility studies and risk assessments to ensure project viability.
- Execution and Construction Management
- Oversee the entire construction lifecycle, from design approvals to handover.
- Ensure adherence to quality, safety, and environmental standards throughout the project.
- Collaborate with architects, contractors, engineers, and consultants to manage workflows and resolve issues.
- Compliance and Regulatory Approvals
- Liaise with local government bodies and regulatory authorities for necessary permits and approvals.
- Ensure compliance with zoning laws, building codes, and other legal requirements.
- Financial Management
- Monitor project budgets, control costs, and minimize overruns.
- Negotiate contracts with vendors and contractors to optimize resource allocation.
- Track financial performance and ensure alignment with organizational goals.
- Stakeholder Coordination
- Communicate regularly with internal stakeholders, including sales, marketing, and legal teams, to align project outcomes with business strategies.
- Address client concerns and ensure timely resolution of issues.
- Maintain relationships with external stakeholders, including investors, consultants, and community members.
- Risk and Issue Management
- Anticipate potential project risks and implement mitigation strategies.
- Address delays, cost overruns, or other issues promptly to keep the project on track.
- Team Leadership
- Build and manage a high-performing project team.
- Provide training, mentorship, and guidance to team members to enhance their performance.
- Foster a culture of accountability and collaboration.
Experience:
- Minimum 10–15 years of experience in real estate project management, with at least 5 years in a leadership role.
- Proven track record in managing large-scale real estate projects (e.g., residential townships, commercial complexes, mixed-use developments).
Technical Skills:
- Proficiency in project management software (e.g., Primavera, MS Project, AutoCAD).
- In-depth knowledge of construction processes, materials, and methodologies.
- Familiarity with real estate market trends, legal frameworks, and regulatory requirements.
Leadership and Interpersonal Skills:
- Strong leadership abilities to manage diverse teams and drive results.
- Excellent communication, negotiation, and conflict-resolution skills.
- Strategic thinking and problem-solving capabilities.
Certifications (Preferred):
- PMP (Project Management Professional) or PRINCE2 certification.
- Certifications in Green Building practices (e.g., LEED, IGBC) are a plus.
